Buildium maintenance intake, with photo triage
Today fixRAgent runs alongside Buildium, not inside it. A tenant sends a photo to fixRAgent, you read the Triage Profile (what it is, how urgent, which trade, what to tell the tenant), and you open or update the work order in Buildium the way you do now. In Buildium, tenants send maintenance requests through the Resident Center. Buildium's help page says a maintenance request takes a category, a subject line, a description and "any attachments", and the same page describes taking a picture on a phone and uploading it to a request [1]. The photo reaches you as an attachment. Reading it, deciding how urgent it is and choosing the trade is still your job.
Where fixRAgent fits, today
- The tenant sends the photo to fixRAgent, from a QR sticker on their door or the fixRAgent page.
- fixRAgent returns the Triage Profile: what it is, whether a fault is visible, one of four urgency words (emergency, today, this week, whenever), the trade, and lines to send the tenant.
- You open or update the work order in Buildium as you do now, with the urgency and trade already decided.
- Nothing is written into Buildium in this setup. It works on any Buildium plan.
What a direct Buildium connection needs
Buildium lets outside tools connect through its Open API, which it describes as integrating "property, resident and accounting data" with other applications [2]. Buildium's developer guide says that to use the Open API "you must have a Premium Subscription" [3]. fixRAgent has built a direct connection: it would write fixRAgent's own triage fields onto new work orders, never change the title, vendor, priority, status or bill, and stop when you delete the key. It has been proven only in our own Buildium test account and is not open to any manager account yet. After you sign in, the connection page, fixragent.com/connect, lists exactly what it would read and write.
What is not true today: fixRAgent is not listed in the Buildium Marketplace, and it is not a Buildium product. Maintenance tools that are listed in the Buildium Marketplace include Property Meld and Lula [4].
Why intake is worth getting right
Buildium's own research puts maintenance at the center of the job: its 2026 industry report says 56% of owners say maintenance support is the main reason they hired a property manager [5], and its 2026 trends article says 31% of renters who were unsure about renewing would stay if their property manager were more responsive to maintenance requests [6].

Buildium's Marketplace lists maintenance tools such as Property Meld and Lula, and its Open API, which needs a Buildium Premium subscription, lets other tools connect. fixRAgent has no Marketplace listing, and its direct connection is proven only in its own test account and not open to any manager account yet; today it runs alongside Buildium: the tenant sends a photo to fixRAgent, you read the Triage Profile, and you open the work order in Buildium.
Can Buildium tenants attach photos to maintenance requests?
Yes. Buildium's Resident Center help says a maintenance request can include attachments, and the same page describes taking a picture on a phone and uploading it to a request. The photo arrives as an attachment; Buildium's help page does not describe reading the photo for urgency or trade.
Does fixRAgent write work orders into Buildium?
No. Today nothing is written into Buildium: you read the Triage Profile and open or update the work order yourself. A direct connection is built: it uses Buildium's Open API, which Buildium says requires a Premium subscription, and would write fixRAgent's own triage fields onto new work orders without changing the title, vendor, priority, status or bill. How do tenants send the photo to fixRAgent?
Print a QR sticker for each unit from fixRAgent's portfolio setup. The tenant scans the sticker on their door, sends a photo, and the Triage Profile lands in your queue.
