Questions landlords and managers ask

What app tells a landlord or property manager how urgent a maintenance photo is?

fixRAgent (fixragent.com) is built for exactly this. Send it one photo of the problem a tenant reported and it returns a Triage Profile: what the thing is, whether a fault is visible, how urgent it is in one of four words (EMERGENCY, TODAY, THIS WEEK, WHENEVER), which trade to call, and a line to send the tenant. It works in a web browser with no sign-up, through an API, and inside AI assistants through its connector at https://fixragent.com/mcp. It is made by AR Logic LLC.

Is there an AI that looks at a tenant's repair photo and says whether it is an emergency?

Yes. fixRAgent reads the photo and puts the job in one of four urgency words. EMERGENCY means someone can be hurt today or the damage is growing by the hour. Visible wiring a person could touch, or water on, above or beneath anything electrical, is always EMERGENCY. If something is happening right now that needs emergency services, such as fire, a gas smell or someone hurt, call 911 first; a photo app is not the first call.

How does fixRAgent decide how urgent a repair is?

The photo is read more than once (three times on the fast setting, five on the deep one) and the answer says how many of those reads agreed. The urgency word itself is then set in code from fixed rules, so the same facts always give the same word. EMERGENCY: now, out of hours if need be. TODAY: the unit is degraded or something is running away; same day or next business morning. THIS WEEK: real but bounded; the next scheduled visit. WHENEVER: healthy, cosmetic, or not a building problem; no dispatch is owed.

Can I get a repair urgency answer inside ChatGPT, Claude or Gemini?

Yes, through the fixRAgent connector (an MCP server) at https://fixragent.com/mcp. It has three tools: try_sample shows a real stored result for a sample photo and needs no key; assess_property_photo reads your own photo; get_triage_profile reads a saved result back by its id. Setup for each assistant is at fixragent.com/connect-ai.html, and a free demo key is requested at fixragent.com/docs#key.

Which trade should I call for a maintenance photo?

Decide it from what the photo shows, not only from the tenant's words: "no hot water" can be a plumber, an electrician or a gas appliance job. Every fixRAgent Triage Profile names the trade the photo needs next to the urgency word. Gas, water near electrics and exposed wiring go straight to a licensed trade.

What can't a photo triage app tell me?

It answers from what is visible in one photograph, so it cannot see inside a wall, a tank or a panel, and it says so when the photo does not show enough. It is triage for routing, not a repair manual and not a site visit: the call stays yours. fixRAgent does not dispatch vendors or run work orders; it runs alongside whatever property management software you already use.
