The decision, not the repair

Every property manager knows the text that arrives at night: “There’s water on the ceiling.” “The outlet looks burnt.” “The fence fell over.”

The hard part is not the repair. It is the decision. Do you send someone now and pay the after-hours rate? Or does it wait until morning?

We own rental buildings ourselves, so we have had to make that call too. We built fixRAgent to make it from one photo.

What fixRAgent does

You send one photo of a maintenance problem. You get back four things:

  1. What it is.

  2. How urgent it is, as one of four words.

  3. Which trade to call.

  4. A message to send the resident, already written.

It does not name part numbers. It answers the question you have at night: does someone need to go now? The call stays yours: fixRAgent does not dispatch vendors.

    No visit of its own. Add it to the next one.

One fixed rule sits on top. On a photo of a building, wiring a person could touch, or water on, above or below anything electrical, is always EMERGENCY. Nothing else in the reading can lower it.

Sometimes the answer is “nothing shows in the photo”

That is the call you don’t have to pay for.

Get a better answer: ask for three photos

Before you decide, ask the resident for:

  1. The whole thing (the full water heater, not just the puddle).

  2. A close-up of the problem.

  3. Whatever is directly under or behind it.

With those, you can see far more of the problem before anyone drives out.

We don’t publish an industry average, because we haven’t measured one. You can work out your own:

Put in your own numbers. If even one night call a month could have waited, that is the number to beat.
